This should be an “interesting” year for a whole variety of reasons...and as we start the year, the fires in LA remind us how fortunate we have been here in Tam Valley—for many reasons. As we progress into this new year, I think that locally the real estate market is going to pick up substantively relative to what was a slower fall 2024 market. Given how the real estate market across the country evolved in 2024, the home market here in Tam Valley exhibited notable resilience given the uncertainty in the broader world—our neighborhood remains quite desirable and the demand for homes here, robust.
As noted in previous missives, both Tam Valley and Mill Valley overall tend to remain a bit less impacted by some of the more dramatic ups and downs experienced by other locales; that said, with interest rates fluctuating, affordability will likely continue to be a central concern for home buyers. A slight decline in rates (already down off of the peaks seen mid-2024) will likely bring a renewed energy to buyers, and we anticipate a strong spring market. Lots of data included here to round out and summarize 2024 in home market terms. Of note is the increase in the number home sales in the back half of the year, a slight decrease in $/sq ft relative to the first half and homes taking a bit longer to sell.
