Market Insights: July through December 2024 & Looking Ahead

This should be an “interesting” year for a whole variety of reasons...and as we start the year, the fires in LA remind us how fortunate we have been here in Tam Valley—for many reasons. As we progress into this new year, I think that locally the real estate market is going to pick up substantively relative to what was a slower fall 2024 market. Given how the real estate market across the country evolved in 2024, the home market here in Tam Valley exhibited notable resilience given the uncertainty in the broader world—our neighborhood remains quite desirable and the demand for homes here, robust.

 

As noted in previous missives, both Tam Valley and Mill Valley overall tend to remain a bit less impacted by some of the more dramatic ups and downs experienced by other locales; that said, with interest rates fluctuating, affordability will likely continue to be a central concern for home buyers. A slight decline in rates (already down off of the peaks seen mid-2024) will likely bring a renewed energy to buyers, and we anticipate a strong spring market. Lots of data included here to round out and summarize 2024 in home market terms. Of note is the increase in the number home sales in the back half of the year, a slight decrease in $/sq ft relative to the first half and homes taking a bit longer to sell. Market Insights: January through June 2024 and Looking Forward

We began the year excited and optimistic around the home market, and things began with a renewed fervor among the buying population—with multiple offers the norm (again) and most homes selling over the asking price. Then, around May, things began to balance out—with a bit of a slow- ing and perhaps some dissipating of that fervor. As the summer came on, it started to seem like some listings were “sitting on the market,” which for here is anything more than 3-4 weeks, certainly not what we have become accustomed to in our corner of paradise. You likely have heard about, or seen, the new construction house listed for sale on Northern Ave for ~$4.4M.
 
This would be a new high-water mark for our neighborhood (in terms of $/sq ft), and so far it seems no takers. I’m hopeful for these sellers though, and it’s really a very special house. As I noted in our last issue, both Tam Valley and Mill Valley overall tend to remain a bit less impacted by some of the more dramatic ups and downs experienced by other locales—and with a likely interest rate drop coming in September we certainly would anticipate a strong fall market coming our way. Our idyllic neighborhood continues to appeal to a variety of buyers, inventory remains limited, and candidly, people looking here usually have the means to make this their home—even when macro market factors aren’t ideal.  Market Insights: July through December 2023 and Looking Forward

2023 was an interesting time for real estate with factors like rising interest rates and several insurance providers leaving California contributing to a dip in buyer confidence. That said, as I noted of the first half of 2023, both Tam Valley and Mill Valley overall tend to remain a bit less impacted by some of the more dramatic ups and downs experienced by other locales; our idyllic neighborhood appeals to a variety of home buyers, inventory is limited, and candidly, people looking here usually have the means to make this their home—even when macro market factors aren’t ideal. Some might say we are “insulated.” This continued to be the case in the second half of 2023. While the median sales price varied month to month, in fact average price per square foot didn’t drop precipitously (and you can check out both in the graphs below). We simply didn’t see the same peaks that drove the market from early 2021 through the spring of 2022.
 
As relatively solid as last year managed to be in Tam Valley real estate, this year we are already seeing economic factors begin to balance out, and newly motivated buyers eager for what few homes are coming to market.
